SUSTAINABILITY AT TOWER GREEN
Residential units are designed to LEED Silver standards. LEED stands for Leadership in Energy and Environmental Design, the LEED program is based on green building principles set forth by the Canadian Green Building Council. By incorporating a number of green principles into Tower Green, the project becomes a self-sustaining community that is using renewable clean energy and promoting a higher quality of life. There are five major categories of LEED, including:

•  Indoor Environmental Quality
•  Water Quality and Conservation

ENERGY AND ATMOSPHERE
Atmosphere is one of the most important LEED categories because it mainly focuses on minimizing energy usage while increasing building performance. At TOWER GREEN, the project aims to minimize heating and cooling costs while drastically improving the efficiency of the HVAC systems. This was designed using several methods:

•  Optimizing the energy performance by using high-efficiency windows and glazing that allow for cooling in the summer without the negative heat gain
•  Using renewable energy that contributes to 30% of the energy loads by connecting to the Neighborhood Energy Utility system at False Creek. By using this energy for the space heating and domestic hot water supply we are allowing for a self-sustaining community
•  Installing energy efficient lighting with control systems to minimize electricity usage
•  Incorporating passive design that is based on solar studies, allowing for maximum daylight to reduce electricity loads even further by optimizing window locations/sizes
•  Adding sun-shades on the exterior to provide shading from the hot summer sun without using any mechanical system
•  Acting as a thermal mass, the concrete in the building will absorb heat during the day and release it at night when the space needs heating
•  Ventilating the building using natural ventilation techniques reduces the HVAC load and eliminates the need for air conditioning; this is further shown by the usage of a CO2 monitoring system, operable windows, and passive design that takes into account the wind directions during all seasons

WATER QUALITY
Water Quality and Conservation is important because of the impact it can have on the purity of our water and our ability to sustain our own water supply. TOWER GREEN at West are equipped to reduce water waste by over 50%, this is because of the rainwater catchment system that recycles water used for grey-water purposes (non-drinking) and reduces the strain on the community water supply.

The Materials and Resources category is important because it is a way for us to be innovative in construction while still minimizing the impact on natural resources and by building the local economy by using locally sourced materials. At TOWER GREEN, we are proud of a number of green initiatives in this category including:

•  Over 15% recycled content
•  20% locally sourced materials
•  Mostly used rapidly renewable material (resources are constantly renewed)
•  Certified lumber used from sustainable forests in British Columbia
•  Over 75% of construction waste diverted from landfills

INDOOR ENVIRONMENTAL QUALITY
Indoor Environmental Quality may be the most important category to a consumer in terms of green building. IEQ is fundamental to ensuring that occupants are breathing healthy air and are not exposed to harmful or toxic materials. It is so necessary to separate the outdoor and indoor environments and the IEQ can affect a person’s mood, productivity, and health in general. The team at TOWER GREEN made sure this building was of the highest quality by using several techniques:

Carbon Dioxide monitoring ensures indoor air quality is always high
Extensive ventilation during construction, after construction, and before occupancy makes sure the building is flushed out of all harmful volatile organic compounds (VOCs) until monitoring systems are satisfied with the air quality. The building mechanical systems are also sealed and cleaned after construction.
Low VOC finishes mean no off-gassing and are much more conducive to a high air quality
Thermal comfort is provided throughout the building by using high-efficiency HVAC systems with automation. Architectural design also incorporated an open concept that allows for lots of natural heating, cooling, and ventilation within its own environment.
Daylight is provided in all units because of careful passive design which accounts for sun geometry. Daylight is found to be necessary to produce a natural comfortable environment.
